Under Section 11 of the Landlord and Tenant Act (LTA)1985 imposes key responsibilities on the landlord:-
- Keep in repair the structure of and exterior of the property. This includes the drains, gutters and external pipes.
- Electricity, gas, water and sanitation must be in proper working order.
- The central heating must be in proper working order.
The Homes (Fitness for Human Habitation) Act 2018 also states that the property must be free of mould and damp.
